The «SEVERIN DEVELOPMENT» company acts as Technical Customer and professionally organizes and manages investment projects in construction of commercial real estate property during execution of initial permissive documentation, designing, coordination and examination of the project documentation, civil and erection works and commissioning.
The work objective of the Technical Customer is protection of economic and legal interests of the Investor, decrease of investment risks, advance in cost of the completed project of the commercial real estate property through adherence to the scheduled terms, quality and budget of the project execution.
On behalf of the Investor the Technical Customer carries out all lawful actions aimed at timely and proper execution of real estate unit construction. The list of functions and goals of the Technical Customer connected with the investment building project organization and management includes the following:
- due diligence of the Project (examination of the initial state of affairs: check of the available constitutive documentation, initial permissive documentation, construction documents, contract commitments. Construction cost examination);
- Execution of initial permissive documentation;
- Design engineering (support of designing);
- Approval and examination of project documentation;
- Tender organization of building, erection contractors and equipment suppliers. Formation of contracts;
- Construction organization and management. Control of the work execution period. Control of contract commitments execution. Management of constructional risks;
- Engineering supervision. Control of civil and erection works grade and scope;
- Financial and technical construction audit;
- Construction accounting. Control of construction budget adoption;
- Commissioning of the completed project.
