In the framework of design technical support, SEVERIN DEVELOPMENT Company firstly develops and coordinates with Investor General Technical design assignment and henceforth Private technical design specifications for all engineering and technical building systems and principal process of object business operators.
Technical Customer is occupied with determination of problems for General Plan organization, preparation and execution of the project documentation development contract.
In the process of design documents development, Technical Customer supplies the General designer with necessary information for designing, checks the scope, completeness of design documentation issued, quality of design concepts.
Technical Customer together with the General designer makes technical design specifications for soil exploration (load carrying structures, foundations), executes contracts, accompanies and accepts the results of Engineering geological and Engineering technical investigations (soil structure and properties of new construction set, the state of load carrying structure and foundations on the reconstruction object).
Specialists of Technical Customer control the compliance with the requirements of technical design specifications and business plan confirmed by Investor in the design concepts, check effectiveness of space-planning design and technology concepts, optimal composition and model of designed engineering and technical equipment.
Architectural and building part
This section is being developed as a part of the global project. Architectural and urban building object concepts are being developed on the basis of design assignment in accordance with requirements of initial permit documentation and subject to negotiation and approval by municipal architecture and urban building organizations.
Architectural engineering is gradually performed and sequentially passes the following working stages:
- «Architectural concept» stage. At the initial working stage site object arrangement is defined, conceptual space-planning solutions are developed, the main real estate object technical and economic performance is defined, style trend is founded. Computer 3D object perspective and building photomontage into surrounding development are developed. Technical Customer is offered variants of possible zoning depending on the type of the future object: multiuse office center, shopping and leisure complex, multi-screen movie theater - multiplex, bank office, hotel etc.
- «Preliminary design» stage. The main space-planning and architectural object concepts are developed in more detail in this section of the project. The investor is offered for consideration floor plans together with an indication of the main premises, building’s sections with an indication of the main premises’ heights, point of reference, sketches and style interior arrangement variants of the main premises and exterior.
- «Project» stage. In this basic experimental section of design documentation final space-planning, architectural and construction, structural concepts of the future object are developed. Special subsections of design documentation regulated by planning permission are made.
- «Working documentation» stage. Working drawings of architectural concepts and building constructions intended for installation and construction work production are made, with detailed statement of accurate geometric parameters and characteristics of works or buildings, constructions and its elements on drawings.

According to the decisions made by Architectural and construction and engineering parts of the design documentation, «Technical equipment concepts» section is developed with all related engineering and technical building systems, equipment, on-site utilities composed of:

«Technical equipment concepts» section is made gradually and sequentially passes the same working stages: «Project» stage where all calculations required are made, structural schemes of object utility services are developed and the main component of future object technical equipment is defined. Then, at the «Working documentation» stage engineering concepts specification is made and the set of working drawings is produced:
- Equipment layouts;
- Axonometric diagrams;
- Equipment, goods and materials specification.
Technology concepts
In the Production Engineering phase professional organization tasks of production process or business process complex as a part of multiuse buildings are settled, including: commercial buildings, warehouse, parking, movie screening, entertainment, public catering, hotel industry, laundries, dry-cleaner's.
Production engineering of specialized production or enterprise business process starts with the development of Production task where final production purpose and objectives are stated including: production product or range of products, productive efficiency (working efficiency, capacity), production type, working mode, staff schedule according to which the following is projected and defined:
- Production premises composition;
- Traffic stream scheme;
- Raw material and finished products movement scheme;
- Size, location, production, office and engineering facilities correlation;
- Production equipment arrangement;
- Specification and Production equipment characteristics;
