Group of buildings subject to reconstruction are situated in the territory of the Electronic medical equipment factory at the address: 9/11 B.Nikolovorobinsky lane and estate 4 (bld. 1-4,4/1,4), Tessinsky lane.
The reconstruction project assumes the following zoning:
- Office and administrative rooms;
- Halls and recreations;
- Catering rooms;
- Room for mass actions (conference hall);
- Rooms of medical purpose;
- Ablutions;
- Engineering and technical rooms;
- Technical and storage rooms;
- Technological rooms (Central control room).
In the basement it is planned to place a dining room, a cafeteria, a copy centre, and also a room for engineering and technical and auxiliary and production purpose. On the ground floor placing of an entrance lobby, a hall with lifts, administrative rooms and in building 4/1 - a conference hall is planned. Offices are planned to be placed at all storeys above ground. On the 5th (overbuilt) floor management offices and a complex of rooms of the Central control room are placed.

The building is situated in Sayanskaya street. The building of a 2-hall cinema with halls for 500 and 300 seats is a part of the civic center of the Ivanovskoye residential area and is the centre of composition of block of buildings closing the vista of Molostovyh street. The building facade considerably digresses from the red building line of Sayanskaya street.
The building of the cinema reconstructed is the uniform volume of large scale including volume of a hall for 500 seats and a smaller volume of a hall for 300 seats connected by twin room of the general foyer. The building is of a mixed number of storeys. Two-storeyed twin room of the foyer and volumes of the cinema halls look towards the front facade, from the backside – a three-storyed part.
The building is cast in reinforced concrete. Spatial hardness of the building is provided by combined effect of the structure elements, vertical reinforced concrete prefabricated walls (metallic bonding) and horizontal bridging disks. The top (halls, foyers) of building between three-span (24, 21, 15 m) A - D axes in which steel trusses in increments of 6 metres are installed on ferro-concrete columns of the vanilla structure. In the main part of the building is the structure of columns in increments of 3х6 m and 6х6 m. Span pieces are longitudinal. Structure panels are building envelops.
Considering reconstruction experience of existing cinemas in Moscow and modern development trends of movie screening, it has been decided on the basis of two existing cinema halls to organise a 3-hall cinema, thus considerably expanding complex of services rendered by the enterprise to spectators.
The preliminary reconstruction design provides division of the big hall for 500 seats into two equal halls for 130 seats each. The hall for 300 seats is subject to reconstruction only regarding modernisation of a film projector complex and increase of the hall comfort level at the expense of distance increase between rows, substitution of chairs for modern ones and reconstruction of sound conditioning. The number of seats in halls is rough and will be specified during designing. The building reconstruction presupposes development of a part of the blocked street in front of the front facade of the building and additional building of two-storeyed volume to the rear facade.

The architectural concept suggests forming volume and spatial structure of the object on the basis of accurate zoning, a principle of division of freight traffic and circulation observing the requirements to objects of such a type.
The concept provides the following zoning:
- Trade zone (hypermarket, shops);
- Catering zone (food-court, coffee houses, restaurants);
- Entertaining zone (bowling, rollerdrome, cinema, children's amusement complex);
- Loading-unloading zone and storage zone;
- Zone of back office and production room of Shopping and leisure center;
- Office zone.
Art expressiveness of the building is achieved by colour score, combination of the building volumes, finish of trimming and glazing applied, facades relief effect. The general composition provides indexes of human scale, including doors, abat-jours, stairs, window apertures, elements of decor, and is aimed at both direct perception of the object close by and perception from afar.

- Substracture volume (excluding not heated parking): 9 765 m3
- Superstructure volume: 148 710 m3
- Total area of the building 35 000 m22 (including not heated underground parking place with the area of 5 546 m2),
- Rent area of the building 22 500 m2,
- Ratio of the rent area to the total one – 64 %
- Three levels of above-ground trading space
- The number of parking stalls in the Shopping and leisure center territory and underground parking is rough, for 370 cars, and taking into account the possibility of placing the car park in the adjoining territory – about 500.

«Goodman», «Filimonova & Yankel’» restaurants in «Erevan Plaza» Shopping and leisure center
Room for "GOODMAN" restaurant is in the territory of "Yerevan-Plaza" Shopping and leisure center at the level of +5.440 m in axes 1 – 6/А – K. It is supposed to place a restaurant with cooking technology of full-service in the marked territory.
Under the preliminary design it is planned to place 374 seats and all the necessary premises of production, auxiliary and engineering and technical purpose.
Planning solutions of the restaurant provide work process route, exclude counter-current flow of raw materials, half-finished and finished products, and also exclude crossing of movement ways of visitors and personnel.
Floor height in the lunch hall zone – 3,9 m floor-to-ceiling. Production rooms height – not less than 3,0 m.
The restaurant will be equipped with high-performance and highly productive equipment of domestic and foreign manufacture made of stainless steel. All the equipment is electrically powered. The equipment corresponds to the world standards, meets safety requirements and is certificated. Neutral equipment (industrial tables, hanged shelves, racks and washing baths) is made of stainless steel.
The total area of the restaurant is 470 sq.m.
Office hours of the enterprise is from 12-00 pm till 01-00 am.
Productivity per day – up to 3000 dishes.

- 2nd course - 4-6 items
- Cold snacks - 4-5 items
Personnel is double-shifted. The number of employees will be according to the staff list, 38 per shift roughly.
