Hotel 4*,

Uglich, 10 000 m2    

The building is situated at site with the area of 1,66 hectares in the central part of the city of Uglich on the Volga river front in the adjustable built-up area in immediate proximity to the Uglich Kremlin - a historical and cultural monument of federal value.

The building is designed in classical style as a "manor estate". Architectural details, porticoes, pediments, rustic stone are used for the facade, which is traditional for architecture of Volga cities of Russia.

Shopping and leisure center,

Lipetsk, 40 000 m2    

Site area - 8,98 hectares.

The building site is situated at 50 years of NLMC (New-Lipetsk metallurgical complex) street in the territory of Lipetsk. The site is free from building.

In the north the site borders on an apartment block, in the south and southeast –Voronezh river front, in the east – free from building territory, in the west and southwest – free from building territory.

The project provides the possibility of motor transport approach to the shopping centre building. Entrance and exit from the territory are from 50 years of NLMC street. Parking of temporary storage of cars is designed in the territory of the Shopping and leisure center directly in front of its front facade and from the lateral facade. Parking of tenants’ cars and business centre employees’ cars is directly in the territory of the complex from the back. Motor transport entrance-exit is from 50 years of NLMC street. The zone of auxiliary purpose of the Shopping and leisure center is situated at the building rear facade.

The building has entrances for fire brigades, parking is situated not less than 10 m away from the building wall.

All the territory free from building is subject to planting. Lawn is the basic element of improvement. Planting of common shrubbery is provided.

Functional division of the building volume is accepted vertically:

  • On the 1st floor of the building there are trade enterprises and a fitness centre;
  • On the 2nd floor – dining place (food-court, restaurants, sports bar, multiplex bars) and places of cultural and entertaining purpose (multiplex, bowling, children's amusement centre).

The project provides the following zoning of the Shopping and leisure center:

  • Trade zone (supermarkets, shops);
  • Catering zone (food-court, restaurants, sports bar, multiplex bars);
  • Entertaining zone (children's amusement complex, bowling-billiards);
  • Movie screening zone (multiplex);
  • Fitness centre zone;
  • Loading-unloading zone and storage zone;
  • Zone of back office and production room of the Shopping and leisure center;
  • Zone of administrative rooms;
  • Zone of engineering and technical purpose.

The following is offered as "anchors" in the Shopping and leisure centre:

  • Large network supermarket (of "Perekryostok" type);
  • "Media-markt" audio and video store;
  • "Santa-house" household product store;
  • Baby-goods store of «Children's Paradise» type;
  • Children's amusement complex;
  • Entertaining centre with bowling and billiards;
  • Multiplex;
  • Fitness centre.

Shopping and leisure center,

Chernogolovka, 10 000 m2    

The site plan is developed on the basis of already existing territory development of “B” microdistrict of Chernogolovka. The site area – about 0,86 hectares. On each side the site borders on apartment block. The site relief is plain, relatively quiet. There are no historical and cultural monuments in the adjoining territory.

The project provides the following zoning of the main building of the Business centre:

  • Supermarket;
  • Catering zone (city cafe);
  • Entertaining zone (bowling, billiards, children's amusement complex);
  • Trade zone (shops);
  • Loading-unloading zone;
  • Zone of back office and production room of the Shopping and leisure center.

All functional zones are situated in one volume of the building, are interconnected but at the same time the main zones (such as city cafe, children's amusement complex) have private entrances.

The building has an asymmetric volume and spatial composition. Zoning inside the building is organised vertically, each building level has its functional purpose.

3-hall cinema,

Uglich    

The site general plan is developed on the basis of already existing development of Olga Berggolts street and with regard to the surrounding building, existing infrastructure, existing motorways and driveways being designed, and also according to requirements of normative documentation.

The building being designed is of rectangular shape, from 2 to 4 floors high (including the apparatus floor), with the basement floor. The building plan dimension – 18,10 х 35,38 m.

Building area – 745.0 m2.

The project provides the following zoning of the building:

  • Catering zone;
  • Movie screening zone;
  • Zone of administrative and utility, auxiliary and production and engineering and technical purpose.

The zone of auxiliary purpose including the loading zone, is situated at the lateral facade of the building on the side of the driveway being designed, and has an approach.

Office centre of «A» class,

Moscow, 3 000 m2    

The newly errected administrative and office building is planned to fall into the «B +» category following the international classification of offices. According to the morphotype of existing development, the administrative and office building is situated along the building line and its facade looks towards B.Fakelny lane.

The project provides the following zoning of the administrative and office centre:

  • Building superstructure block in which it is planned to place administrative rooms and offices (4 storeys),
  • Substracture with parking for 30 cars (3 storeys).

Site for administrative and office building is restricted by the red line along B.Fakelny lane, safeguarded landscape zone and three freestanding buildings, including the theatre building. Therefore, the project provides equipping of the underground parking by automobile lift, drive to which is planned to be from B.Fakelny lane.

The project provides the following zoning:

  • Administrative rooms and offices;
  • Ablutions;
  • Rooms of technical purpose;
  • Technological rooms.

Rooms of engineering and technical purpose are supposed to be placed in the building basement. On the ground floor an entrance lobby, a hall with passenger lift to be used on storeys above ground are planned to be placed. Administrative rooms and offices are planned to be placed on all storeys above ground.

Yauza-realty business centre,

Moscow, 12 000 m2    

To provide placing of the following things in the areas being designed:

  • On the 1st floor – dining place (restaurant-cafe for 120 – 180 seats);
  • Other floors – offices of free layout;
  • Basement floor – rooms of engineering and technical purpose

Entertainment complexes network:

Novosibirsk, Tyumen, Orenburg, Krasnodar, Ekaterinburg, Kemerovo, Lipetsk, 9x10 000 m2    

Entertaining recreational zone is designed on the 3rd and 4th floors of the "Ogni" Shopping and leisure center located at the address: Belinsky street, Krasnoyarsk.

The entertaining recreational zone is placed:

  • On thr 3rd floor
  • On thr 4th floor

The offered planning solution of the Entertaining recreational zone allows to back the general concept of common space of the whole complex by placing entrance zones directly from the shopping mall of the "Ogni" Shopping and leisure center (on the 3rd floor), and also directly from the foyer with escalators (on the 4th floor).

On thr 3rd floor there is: entrance group of the Multiplex and Food-court, on the 4th floor – Children's amusement centre, Bowling, Billiard room, Restaurant, multiplex film projector, and also administrative rooms and offices.

Entertainment complexes,

Tyumen, 3 500 m2    

Cultural and entertaining center building plan dimentions are 90 х 99 m, the building height relative to the parapet top - 16.60m, in the lantern zone – 22.20m.

It is a 3-storeyed frame building with monolithic ferro-concrete columns, monolithic braced capital bridgings. External walls - "Sandwich" panel and stained-glass windows, internal ones – gas-concrete blocks and brick. Floors are concrete.

By its function, premises of the family-entertaining centre are divided into three big groups (the first group of premises - for children under 12 and their parents, the second one – for teenagers and adults) situated on different sides from the composite centre - lobby and overclothes cloakroom. The project also provides an isolated group of administrative purpose (including a first-aid post and a guard post / video monitoring). Bathrooms for visitors are provided for each functional group of premises, separate bathrooms for the personnel are provided as well.

The family-entertaining centre planning solution suggested allows to support the general concept of the whole complex shopping mall placing clothing shops and entertaining centre entrance lobby on the mall perimetre.

Premises for children under 12 and their parents include:

  • Attractions hall,
  • Amusement rooms,
  • Clothing shop,
  • Children's cafe,
  • Mother-and-child room.

Premises for teenagers and adults include:

  • Slot machine hall,
  • Rock-climbing wall,
  • Cinema hall 4D,
  • Cafe,
  • Clothing shop.

Automobile service and warehouse complex,

Moscow, 2 500 m2    

The building site of the Shopping and leisure center is situated at the address: Kurkino, municipal zone No. 2, Mashkinskoye highway, Moscow. In the north the site borders on the driveway being designed, in the east – on vacant lot, in the south – on Mashkinskoye highway, in the West – on the driveway being designed. There is an automobile roadway at the site, cement-concrete and tiled sidewalks, and underground facilities.

The trade and service centre building is designed under a special design. It is a two-storeyed building of metal construction. Plan dimension - 24,0 х 51,0 m, building height -11,0 m.

«Megapolis» Shopping and leisure center,

Moscow, 72 000 m2      

Design project of «Megapolis» Shopping and leisure center is to form light, transparent, clear to the visitor internal volume of the building. Large enough structure provides this goal achievement through light, colour and information structurization of the object.

«Prazdnik» Shopping and leisure center,

Moscow, 42 000 m2    

The main task by design project development is to accurately zone the object, to organise and direct guest and office streams, to create a clear, light, interesting image.

Zoning, separation of "semantic zones” within the Shopping and leisure center is carried out by using rhythm of both repeating elements, details, and colour, surface spots, planes, intermittent open and narrow, saturated spaces.

Organisation and direction of guest and office streams is carried out by direct and indirect ways.
